You may wish to rent out your Spanish property, either to friends and family for ‘free’ or to a wider audience to cover the running costs, or you may wish to rent out your property as a commercial venture. But how do you start? And where can you look for support?

It may initially appear a daunting task, but remember that we too have been through that ‘learning curve’ and faced the same questions and concerns as you have. So let us help you.

To achieve rental returns the ‘1st Golden Rule’ of property “location, location, location” should be adhered to, which will mean that for the best rental returns your property should be a quality property in a good location, say on or near to a golf course (but not necessarily front line) and near to the beach (again not necessarily front line). If you can attain both golf and beach then your ‘target audience’ widens. If your property is a ‘SENIOR’ one then your ‘target audience’ widens still further. Good quality furniture should increase the potential rental returns and satellite TV is an absolute must! 

There are countless property rental agencies here in Spain, some of whom advertise in the UK press, but it pays to interview them and gain a personal opinion of them that only a face to face meeting can provide. Building your own ‘property for rent’ website and creating a good quality brochure will produce dividends too. But for those clients who choose to buy a Polaris World property the outlook might be excellent!

  1. Polaris World properties are mostly built on golf courses (not that all owners play golf by any means), but the ‘buy on one and play on all’ programme certainly helps when renting out ones property to golfers, as all 9 Jack Nicklaus courses are available to owners and their guests.
  2. Polaris World plan to build a Polaris World Beach Club at the very tip of the La Manga Strip, so although your property might be on a golf course it could be marketed as a beach location too.
  3. Polaris World runs a shuttle bus between all of their Resorts. So if for example your property is on El Valle and your guests fancy dinner at La Torre the shuttle bus will take them there … and bring them back again!
  4. Between the Polaris World Resorts there is everything that one might reasonably want, every convenience, hotels, spas, shops, cafés, bars, restaurants, live entertainment, gyms, health centres, etc etc.
  5. Polaris World spend a lot on advertising (€18 million budget for the UK television advertising campaign in 2008). Polaris World are the most prolific builder in this part of Spain with, at the height of the boom and on average, 60 properties sold every day! Polaris World are creating the interest. All you need to do is to tap into that interest, either yourself, maybe via the rental agency of your choice, or maybe by using Polaris World themselves as the next point will explain.
  6. Polaris World have launched ‘Vacaciones Polaris World’ (‘Polaris World Vacations’, or in lay English ‘Polaris World Holiday Club’). They have a glossy 74 page heavyweight brochure, a DVD, a price structure and lots of ideas, so why not let them try to fill your property with paying guests!
  7. Their brochure lists rental prices in Euros per week for Low, Medium and High seasons for 2 bedroom apartments, 2 bedroom townhouses and 3 bedroom villas;

Other rental agencies specialise in Polaris World properties (some advertise higher rental rates than these) whilst other rental agencies will specialise in golf properties generally, beach properties generally etc.

So if you hope to rent out your property there are countless opportunities to do so. By no means do you need to buy on a Polaris World Resort to achieve good rental returns as other rental agencies achieve good returns as well, just be mindful of the Golden Rule “location, location, location”!
