Price Check: These are good sized bungalow villas, a lot of property for the price, especially from such a well respected developer. Starting at such a low price for a 257 square meters plot these represent exceptional value for money. They increase in price for the largest plots.
General Description of the Property: Really good sized detached 2 bedroom 2 bathroom 'Paula' model bungalow villa at the La Tercia Real development, with all of the accomodation all on one level, the ground floor, and a large roof terrace on the top floor. General Description of the Area: Various phases of build commencing quarter 1 of 2008, of 1,000 properties within 300,000 square meters of land, leaving 40% of the land as open spaces, parks and communal areas, this will be a development that ‘breathes’ easily. 100,000 square meters town centre and leisure complex to be built at the heart of the development, along with sports facilities, tennis courts, communal swimming pools and communal gardens being built. At the heart of the development will be ‘The Village’ a Spanish Pueblo recreating the old settlement of La Tercia with bars, cafés, restaurants, supermarkets etc. This is a low-rise development in keeping with the local area, of Mediterranean styled apartments, townhouses and 2, 3 and 4 bedroom detached villas (mainly villas to be built here). The properties will have a variety of façades, and all villas will have Andalusian patios, sun roof terraces, some with towers, all will have fenced in plots, and all but the very smallest plots have the opportunity of an optional swimming pool being installed (a minimum plot size of 350 square meters is normally needed to build a pool) - villa plots range from 250 square meters to 550 square meters. The surrounding Haciendas of Peraleja, Riquelme, and Mosa Trajectum, plus El Valle and La Torre all have prestigious golf courses and all are within 5 to 20 minutes drive away. Another 5 other courses are under construction locally. Another 12 courses are within a 20 km radius.
Cafe, Bars and Restaurants: Cafés, bars, shops and a chemist are all within walking distance at the small Spanish village of La Tercia. Close to a number of other new developments either currently being built, or close to completion, at Peraleja golf, and at Polaris World Hacienda Riquelme, each offering cafés, bars, restaurants and shops. Close to the small Spanish town of Sucina with its shops, cafés, bars, restaurants, Church etc., it even has an English supermarket! The city of Murcia is 10 minutes drive.
Beach: Just 10 minutes drive from the safe and sandy beaches of the beautiful Mar Menor (for more on the Mar Menor see the item ‘Mar Menor & La Manga’ in the left menu under the bullet point ‘Places of Interest’).
Our Personal Opinion: This has all of the hallmarks of becoming a great development. The prices are not so much ‘1st Phase’ low prices, they are more like ‘Pre-Launch’ prices they are so low. These really are a bargain for properties of this size, and especially so the villas, on such a quality development from such a well respected developer. If these properties are within your price range they are a MUST SEE, they represent such fantastic value for money. With all the planning in place and the 1st phase due to start in quarter 1 of 2008 these represent a good home for investors, buyers of holiday homes and those looking for a permanent residence. Highly recommended!
